A design that conceals and reveals

Rising from a lush tropical landscape, Rivage Bal Harbour is a luxury residential development on Collins Avenue in Bal Harbour, Florida. The 24-story beachfront residence will offer sixty-one family units, resort-style amenities, and sweeping views of the Atlantic Ocean, Biscayne Bay, and the Miami skyline from one of the most elegant and exclusive beach destinations in Florida.

Rivage Bal Harbour is designed to create experiences that conceal and reveal, beginning with a dramatic arrival experience. Entering on Collins Avenue, residents are immersed in a fecund landscape that screens the tower from the street. Unlike other towers in Bal Harbour, which are often front loaded by parking lots, the curvature and landscaping of the driveway ensconce residents in the blooming beauty of Rivage as they approach the tower set against the backdrop of the Atlantic Ocean.

A private refuge on the waterfront

The form of the 275-foot tower gives Rivage a distinctive presence along the beachfront. While most of the surrounding residential buildings convey rectangular or boxy profiles, the curved floor plates at Rivage are configured to maximize waterfront views and create privacy from neighboring buildings. The glass facade reflects the setting’s natural splendor, while stone structural columns frame vistas and demarcate the units and terrace areas. The design features a series of natural and cementitious materials in a lightly colored, natural palette of green, silver, and gray.

The tower houses three- to eight-bedroom residences ranging from approximately 3,300 to 12,600 square feet. A typical floor is subdivided into three units, with private arrival points for each residence boasting views of the water. The tower’s inward folds orient the living spaces either toward the Atlantic Ocean or the intracoastal waters and Miami skyline to accommodate different residents’ preferences. At the upper levels, the building cascades to create several penthouse units of varying size with extraordinary outdoor terrace spaces and waterfront views.

Resort-like garden experiences

The site is enveloped by a rich tropical garden, out of which, outdoor rooms are carved out to accommodate different programs. While the verdant landscaping shelters these intimate outdoor rooms to further preserve residents’ privacy, three basic elements––gardens, walls, and water––come together to evoke a sense of discovery as residents navigate the site.

These outdoor rooms accommodate a series of luxurious resort-like amenities. The oceanfront zone to the east is defined by the Sunrise Pool, while the southern area of the site features a sculpture garden. A collection of active spaces for dog walking and pickleball are centered around the Sunset Pool to the west.

Two multi-use pavilions—one for entertainment and fitness, and the other for fine dining—frame the north and south of the site, respectively. The two pavilions are connected by a pathway beneath the residential tower, where residents will find another signature amenity: the spa.

Weaving together wellness and resiliency

Resiliency and sustainability—the driving forces behind the design and site planning—are bonded to promote wellness and a sense of wonder throughout the site. The majestic landscape design reintroduces native plant species. The landscape design will support water runoff, mitigate the heat island effect, and reduce ambient temperatures.

Elevated atop an ascending Collins Avenue driveway, Rivage Bal Harbour is positioned for environmental resilience. Elevating the tower also creates an arrival experience that conjures wonder. The tower’s east-west orientation diminishes solar heat gain and optimizes waterfront views for residents. Together, these strategies enhance resiliency and promote a sense of discovery.
